Why mold is worse on the Georgia coast (and what actually stops it)

The climate does most of the work

Mold grows when surfaces stay damp and warm. For much of the year, coastal Georgia delivers exactly that: long stretches of high humidity and warm temperatures, with dew points that keep indoor surfaces sweating if air isn't moving and conditioned. You don't need a flood — a poorly ventilated bathroom, a cold water line, or a closed-up vacation home is enough.

The housing stock gives it places to hide

Savannah's historic homes are beautiful and they breathe moisture. Older construction, crawlspaces, and additions built across different eras create pockets where damp air settles and never fully dries. Newer slab coastal construction has its own issue: moisture wicking up through the slab. Either way, mold tends to start where you can't see it.
